The Land Development Manager is responsible for all aspects of
land development within a specified region.
Essential Duties and Responsibilities:
1.0 Supervise, motivate, provide training and coach a team of
assigned Offsite Superintendents and Assistant Superintendents. If

appropriate communities to achieve required quality, budget and
3.0 Travel required to oversee offsite operations within the
division. This includes the areas in Ventura County. This could
also include areas of Los Angeles County.
4.0 Create and establish land development schedules. Monitor the
offsite construction progress. Provide a weekly progress
5.0 Establish, monitor, and utilization of consistent processes
for assigned communities.
6.0 Assist with the establishment and maintenance of processes
7.0 Involvement and onsite oversight for the assigned offsite
8.0 Insure, schedule, initiate, participate, and/or assign
manpower to conduct the Offsite Value Engineering process and
Constructability review process for appropriate offsite
9.0 Establish and develop a partnership relationship with
offsite TradePartners in collaboration with the and Community
Coordinate and communicate TradePartner performance from the
supervision team to the Community Development Managers or others
that are conducting the offsite purchasing.
Contribute as a team member to the offsite purchasing process in
the assembly and review of offsite construction specification and
scopes of work along with bid analysis.
Oversee incident log for assigned communities and insure
proactive communication of change orders, field purchase orders,
and budget overages. Also work with the Community Development
Manager or others to analyze land development bids and contract
Participate with the Community Manager and/or assign manpower to
participate in pre-bid meetings for offsite construction tasks.
Work closely with Community Development to insure constant
communication between the team of Community Development Managers
and the supervision team.
Work closely with Community Development to update offsite
budgets and cash flows.
Instill and build teamwork mindset with Community Managers,
Onsite Field Managers and Sales and Marketing.
Directly communicate and coordinate with Onsite Construction
Managers and Onsite Superintendents regarding offsite construction
delivery and turnover to homebuilding.
Work directly with the Operations Department management to
determine any work that will be required of the On-site
superintendents to complete the land development.
Provide and/or assign manpower to support land acquisition due
diligence investigation including identification of offsite
construction issues, offsite budget review, offsite schedule
Conduct field supervision on assigned communities when necessary
due to project needs
Conduct plan reviews to determine the best engineering and

in developing alternatives to schedule delays.
1.0 7 years minimum field supervision experience in large scale
Mass Grading/Offsite Construction.
2.0 3 years minimum office management and administrative
3.0 Extensive knowledge of civil and soils engineering
4.0 Extensive knowledge and experience with all offsite
5.0 Experience in land acquisition due diligence.
6.0 College degree preferred.
7.0 General Contractor's B or A License preferred.
